It may have sounded quite pathetic to hear but it showed how Eric had been enduring a lot and that he wanted something worthwhile that could make up for everything.
She wanted it to sound like Eric was nearing his breaking point and that he would not be so willing to just hand everything over without any promises being made or a deal being struck.
There needed to be some placating done to get Eric to give up everything and that would make Terrance rethink his approach.
Simply taking away everything and leaving nothing to Eric was no longer an option and Terrance could no longer use the same approach anymore.
Terrance could not risk Eric going to others with what he knew so he needed to think about how to keep Eric from doing that.
Since Terrance could hear that Eric was in an unstable state and looked like he could pull away, he would easily be aware that things were not going how he wanted.
